If you’re applying for a rental property and don’t have the updated contact details for your previous landlord or employer, or you’ve been asked for a Residence Certificate, here’s what you can do.
What is a rental reference?
A rental reference is a set of questions answered by your previous landlord or property manager about your tenancy, including your lease dates, rent, and how you cared for the property. Residence Certificates are not accepted as a substitute for a rental reference.
What to do if you don’t have updated contact details:
- Use a general contact for the agency, such as their main enquiry email or phone number, if you can’t reach your previous landlord/rental provider or employer directly.
- Visit the agency’s website to find their general contact details.
- Let your new agent know you’ve provided a general contact as your referee.

- Go to your previous agency’s website.
- Find their general enquiry email or phone number.
- Add this contact as your referee in your Snug application.
- Inform your new agent that you’ve used a general contact because the direct contact details are unavailable.
Important:
- Residence Certificates are generally not accepted as rental references.
